A Hampton Creek ranch with the big items already done
A 3-bedroom, 2-bath single-story ranch on a half-acre corner lot in Hampton Creek, with no HOA, a new GAF roof from January 2025, a new evaporator coil from December 2025 and not a square foot of carpet in the house.
Most homes under $260,000 come with a list of things the next owner will have to replace. 149 High Pointe Drive has already worked through the expensive part of that list. It sits on the corner of High Pointe Drive and Old Augusta Road in Hampton Creek, a neighborhood of single-family homes in Rincon with no homeowners association and no covenants listed on this property, so there are no monthly dues and no architectural committee to ask before you put up a fence or a shed.
The house was built in 2001 and is 1,200 square feet per the Effingham County tax assessor, all on one level. It is vacant and easy to show.

What has been replaced, and when
Roof, January 2025. Patriot Pros Roofing of Rincon, a GAF Factory Certified contractor, installed a complete GAF Timberline HDZ roof system, completed January 28, 2025. It is registered under GAF’s Golden Pledge limited warranty. That warranty can be transferred one time to a new owner, who has to notify GAF in writing within a year of the purchase, so ask for the registration paperwork at closing.
HVAC evaporator coil, December 2025. The house runs on one central electric system, and its indoor evaporator coil was replaced in December 2025.
Toilets, July 2025. Both bathrooms got new toilets.
Receipts and warranty paperwork for all three are on file with the listing agent.
Inside the home
There is no carpet anywhere. Laminate flooring runs through the living room and all three bedrooms, and tile covers the kitchen, the dining area and both bathrooms. The living room opens straight into the dining area and kitchen, so the main living space reads as one room.
The kitchen comes with a range, a microwave, a dishwasher and a refrigerator, and the dining area has a door out to the back yard. Laundry is in an interior closet with washer and dryer connections, which keeps the one-car garage free for parking.
The primary bedroom has its own private bath. The other two bedrooms share the hall bath. Ceiling fans convey with the house.
The corner lot
The lot is 0.51 of an acre (22,216 square feet), level, and on a corner. Out front there is a covered porch and an attached one-car garage. Out back there is a patio and a large, open back yard shaded by mature oaks, with plenty of room for a garden, a play set or a shed.

Living in Hampton Creek
Hampton Creek is a Rincon neighborhood of single-family homes off Old Augusta Road, about three miles from Highway 21. The streets are paved and maintained by Effingham County, utilities run underground, and this home is on public water with a private septic system. Trash pickup is through the county.
The lack of an HOA is the part buyers notice first. There are no monthly or annual dues on this property, and no covenants on the lot telling you what you can park, plant or build. The lot is zoned R-1, single-family residential, under Effingham County zoning, so ordinary county rules and permits still apply.
Rincon and Effingham County
Rincon sits on Highway 21 in southern Effingham County. It is the residential side of a working industrial corridor: Georgia-Pacific, the Savannah Gateway Industrial Hub, Gulfstream and the Georgia Ports Authority terminals are all inside a reasonable commute, which is why Effingham has been absorbing Chatham County’s growth for a decade.
What Rincon buys you over Pooler or Savannah proper is lot size and quiet for the money. What it costs you is the drive. If you are weighing the town itself and not just this one house, our guide to living in Rincon covers the market, the schools and what is actually being built.
Schools
Verified against the Effingham County Board of Education’s own school-zone lookup for the 2026-27 term, 149 High Pointe Drive is zoned to Rincon Elementary School (1703 Ft. Howard Road, Rincon), Ebenezer Middle School (1100 Ebenezer Road, Rincon) and South Effingham High School (1220 Noel C. Conaway Road, Guyton). Bus service runs to all three. Attendance zones are redrawn from time to time, so confirm current assignment with the Effingham County School District before you make a decision on it.
