Effingham County — Rincon, Guyton, and Springfield — sits just north of Pooler with quick I-95 and I-16 access into the Savannah metro and to the Hyundai Metaplant. It’s where buyers go when they want small-town feel, the South Effingham school zone (see Effingham County Schools), and 20–30 minutes of separation from the city without losing the commute. DR Horton currently has four active or coming-soon communities in Effingham, with the densest concentration around Rincon and Guyton.

- Long Leaf Village — Rincon. Final Opportunities. 0 inventory, contracts closing. Off Goshen Road in Rincon. Express Series, 8 floor plans 1,182–2,361 sq ft, starting from the $301s. Blandford Elementary (K-5) just over a mile away, Effingham County High about 9 miles. Worth noting: DR Horton’s URL for this community categorizes it under “Pooler,” but the community is physically in Rincon — Effingham County, not Chatham. Schools, taxes, and zoning all follow the Effingham address.
- Laurel Grove — Guyton. Now Selling. 12 homes available starting from the $351s. Tradition Series (the higher-tier product line). 13 floor plans, 3 to 5 bedrooms, some plans with 4.5 bath and 3-car garage options. The amenity area (pool, dog park, green spaces) is still planned — not built. South Effingham K-5 / Middle / High all within a mile of the community.
- Palm Ridge — Guyton. Now Selling. 14 homes available starting from the $313s. Express Series, smaller-footprint entry point (1,151 sq ft single-story option). Same school zone as Laurel Grove — direct comparison side-by-side. Signature touch: a “shrimp boat playground” in the community amenity area.
- The Towns at Blue Jay — Rincon. Coming Soon (townhomes only). 50-homesite community. 3-bedroom 2-story townhomes with attached garage, starting from the $294s. Two floor plans (Dillon and Duncan). DR Horton’s own copy calls it “one of the lowest-priced new construction opportunities in Effingham County.” The only townhome offering Horton has in Coastal Georgia.
What Makes Effingham Different from Pooler
Notably, buyers comparing Rincon and Guyton to Pooler usually land on Effingham for three reasons:
- Price per square foot. Effingham communities typically run 10–20% less per square foot than comparable Pooler new construction. The 20-mile drive to the city is the trade-off.
- South Effingham school zone. Marlow Elementary, South Effingham Middle, and South Effingham High — DR Horton describes the zone as “award-winning” and it consistently ranks among the top performers in coastal Georgia public schools.
- USDA loan eligibility. Parts of unincorporated Effingham County qualify for 100% USDA financing (USDA Rural Development) (no down payment for eligible buyers). Always verify per community at contract — but it’s a real angle here that’s much harder to find in Chatham.
Express Series vs. Tradition Series in Rincon and Guyton
Additionally, Effingham gives you both of DR Horton’s product lines side by side. Palm Ridge, Long Leaf Village, and The Towns at Blue Jay are Express Series (their entry-tier product). Laurel Grove is Tradition Series — a step up with larger homesites per Horton’s own copy, 9-foot ceilings, quartz countertops, more floor plan options. If you’re cross-shopping the two product lines, Guyton lets you tour both within minutes of each other.
