Bulloch County Housing Market Update – June 2026: Statesboro, Brooklet & Portal

If you follow the Bulloch County housing market, here is the key thing to know: it is not one market. It is at least three. The June 2026 data comes from RPR. We will walk from the county overall into Statesboro, then out to Brooklet and Portal. The story changes as you go.

Bulloch County Housing Market Overview

Countywide, the median sold price landed at $296,200 in June. That is essentially flat from the month before, down just 0.4%. Homes averaged about 25 days on market. Sellers collected 98.8% of asking, and inventory sat at 3.95 months. Anything under five months leans toward sellers, so Bulloch is still a seller’s market.

However, watch the direction. Inventory is up more than 14% from a year ago. As a result, buyers have more choices than they did last summer. That is exactly why prices have leveled off instead of climbing. In other words, this is a healthy, balancing market. For context, compare it with last month’s Bulloch County update.

Statesboro

Statesboro mirrors the county, which makes sense given its size. The median sold price was $293,700, down 0.4% for the month. Homes took about 28 days to sell. Sellers earned 98.8% of list, and inventory was 3.78 months.

Notably, one thing sets Statesboro apart: Georgia Southern University. The campus draws a steady stream of renters, buyers, and investors year after year. That demand puts a floor under the market that smaller towns lack. In addition, the planned Parkside development on the southeast side could add homes over time.

Brooklet (30415)

Brooklet is a smaller, higher-priced market, and here honesty matters. Only six homes closed in June, so treat any single number with caution. That said, the median list price on active homes was $435,000. That sits well above Statesboro, and it points to newer construction and larger lots.

Meanwhile, the homes that did sell moved fast, in about 12 days, at roughly 100.5% of list. Inventory was 3.71 months. In addition, Brooklet is planning for growth. The town recently adopted its first independent comprehensive plan and began updating its zoning.

Portal (30450)

Portal is the quietest corner of the county, with just one closed sale in June. With a sample that thin, RPR reports no reliable median sold price or days-on-market, and we will not pretend otherwise. For example, you may see a median list price near $357,550. Do not read that as Portal being expensive.

With so few homes listed, one pricier property skews the whole figure. In fact, RPR pegs the typical Portal home value closer to the low $200,000s. So this is one of the more affordable, rural parts of the county. Still, we can trust inventory, which sat right at 5.0 months. That marks the line between a seller’s and a balanced market. Ultimately, this is a land-and-farm market, where local pricing beats any average.

The Bottom Line for the Bulloch County Housing Market

Zoom out, and Bulloch County is a steady, seller-leaning market. Prices are flat, and buyers have a bit more room than a year ago. Zoom in, however, and it splits. Statesboro is the calm, university-backed engine. Brooklet is the higher-priced, growing small town. Portal is the thin, lower-priced, rural edge. In short, one county, three different strategies. The right move depends on which one you are in.
