Rincon closed 30 sales at a median sold price of $333,500, down 6.5% from June, with sellers collecting 97.8% of asking against 164 active listings.

However, that price dip is worth reading carefully. RPR pegs the median estimated value in 31326 at $336,390, essentially level with the sold median, which points to a shift in what closed rather than a broad decline in value. The demand underneath is grounded in real jobs: the rail-served Savannah Gateway Industrial Hub keeps pulling logistics employers toward Rincon, and a proposed $20 billion data center announced for the Hub, still pending state approval, could add another layer of demand down the road. For buyers, this is the market where you still need to move quickly. For sellers, price it right on day one and Rincon will still reward you.

Springfield (ZIP 31329): Small, Steady, and Too Thin to Read Straight

Homes did take a median of 59 days to sell, the longest in the county. Springfield remains the county seat and Effingham’s more affordable, small-town entry point, with a wave of new building still a couple of years out as sewer capacity expands.

Guyton (ZIP 31312): The New-Construction Story

Guyton is the most interesting market in the county this month, and the one most likely to be misread. It carries the highest median sold price of the three towns at $359,990, the most inventory at 5.55 months, the only balanced market in Effingham, the most closings at 55, and the most active listings at 244.

Its eye-catching 115.1% sold-to-list is not a bidding-war frenzy. It reflects heavy new construction, where a builder advertises a base price, that base price gets listed, and the final contract then adds lot premiums, structural options, and design-center upgrades. The sale closes well above the list number by design. Homes took 51 days to sell and the median sold price slipped 7.0% from June. However, with 5.55 months of supply, buyers here have the most room to negotiate anywhere in the county, and sellers of existing homes are competing directly with builders who can offer rate buydowns and incentives.
