Buyers Got Time, Not Choice. August was a broad slowdown across the Bryan County housing market, with a twist. Homes took 45 days to sell, up from 12 in July. Closings fell from 139 to 94, and median sold prices dropped in every area covered here. Yet inventory got tighter, not looser, because sellers pulled back harder than buyers did. All figures come from RPR (Realtors Property Resource) Market Activity Reports for August 2026.

The Bryan County Housing Market Overall
The county median sold price was $423,220, down 8.98%, with 94 closings and 45 median days on market. Months of inventory landed at 3.10, down 4.9% for the month and 22.7% for the year. Under 5 months favors sellers, 5 to 7 is balanced, over 7 favors buyers, so Bryan County is not close to balanced. Supply tightened because new listings fell 55.1% to 88 and active listings fell 6% to 282. RPR’s median estimated value for the county is $400,250, down just 0.7%, so the 9% price drop reflects which homes closed rather than a drop in underlying value. With 74 homes going under contract, September closings should be light too.
Richmond Hill 31324
Richmond Hill posted a $425,000 median sold price, down 9.73%, on 80 closings with 31 median days on market and 98.5% of list. Inventory is 2.88 months, down 26.3% from a year ago and still the tightest in the county. Days on market tripled from 10 in July, but 31 days is not a soft market, and 80 of Bryan County’s 94 August sales closed inside this ZIP code. On September 1 the city adopted a 4.981 millage rate, up one mill, and the separate annual fire services fee will no longer be billed after the city agreed to a $5 million class action settlement over claims the fee was really a tax under Georgia law. What the change does to any individual bill depends on assessed value, so owners should confirm with the Bryan County Tax Commissioner.
Pembroke 31321
Pembroke recorded 9 closings, a thin sample, so its $289,000 median sold price is a snapshot of nine houses rather than a read on the town. The steadier figure is RPR’s median estimated value of $263,180, down 0.3% for the month but up 2.6% over the year, making Pembroke the only area in the county up year over year. Inventory jumped to 5.40 months, up 64.1% for the year, and homes took 56 days to sell. RPR still labels Pembroke a seller’s market because its indicator weighs days on market and sold-to-list alongside inventory, but 5.40 months sits squarely in the balanced band, and sold-to-list at 96.5% suggests the balance is tipping toward buyers.
Ellabell 31308
Ellabell had 11 closings, also a thin sample, at a $305,000 median sold price. Median days on market reached 58, the slowest in the county, and inventory held at 5.00 months. The number that matters most is sold-to-list at 94.9%, down 4.83% in a single month and the weakest in Bryan County, meaning the typical seller took just over 5% below asking. Median estimated value is $319,100, essentially flat. Reporting on September 6 put August employment at the Hyundai Metaplant at 2,112 workers, with roughly 2,250 more across seven on-site affiliates, against an 8,500-job commitment that runs to 2031.
What’s Coming to Bryan County
Two projects are worth watching. The $500 million regional water partnership between Bryan County, Effingham County and the City of Savannah includes about 18 miles of transmission line in Bryan County carrying surface water from a new Effingham plant to the Metaplant site; Phase One is set to finish in 2028. On the road side, crews set beams in May on the new I-16 interchange at Old Cuyler Road, with three multilane roundabouts and substantial completion anticipated in 2027.
The Bottom Line on the Bryan County Housing Market
Bryan County slowed down and got cheaper on paper in August, but it did not loosen up. Buyers gained time to think, not more homes to choose from. Richmond Hill is still the tightest and most active market, Pembroke has the fastest-growing supply, and Ellabell offers the clearest negotiating room in the county.
