Bryan County Housing Market Update – July 2026: Richmond Hill, Pembroke & Ellabell

The Bryan County housing market sold 138 homes in July 2026. One hundred twenty-five of them closed in Richmond Hill. That single fact explains most of what you are about to read, because when nine of every ten sales in a county happen inside one ZIP code, the county number is really that ZIP code’s number wearing a bigger name.

County-wide, the median sold price was $462,120, up 8.73% from June. The median list price on active homes was $445,000. Homes took a median of 12 days to go under contract, down from 31 days in June. Inventory sat at 3.83 months and sellers collected 99.1% of asking. All figures come from RPR (Realtors Property Resource) Market Activity Reports for July 2026.

Pembroke (7 sales) and Ellabell (10 sales) are small samples. Interpret those medians with caution.

Richmond Hill 31324: Ten Days

The median sold price in Richmond Hill was $470,815, up 7.00%, against a $455,000 median list price on active homes. Homes went under contract in 10 days, inventory held at 3.78 months, 125 homes closed, and sellers got 99.0% of asking.

The detail worth noticing is that active list prices came down about two percent while sold prices rose seven percent. That gap usually means the well-priced inventory is being absorbed quickly and what remains on the market needs either work or a price adjustment. For sellers, ten days is not a promise. It is what happens to homes priced correctly on day one.

Pembroke 31321: Thin, But Tight

Only 7 homes closed in Pembroke in July, so the median sold price of $318,000 should be read with real caution. One or two transactions move a median in a market that small, and RPR did not report a month-over-month change at all because the prior month’s sample was too thin to compare against.

What is consistent is more useful. Sellers received 100% of asking. Inventory fell almost 20% to 4.67 months. Homes went under contract in 15 days. Three independent signals pointing the same direction is worth more than one median on seven sales. Pembroke has roughly 3,679 homes across seven approved or pending residential projects, but the city’s new wastewater treatment plant is targeted for 2027, so that supply is not arriving soon.

Ellabell 31308: The One Going the Other Way

Ellabell closed 10 sales, which is also a small sample. The median sold price was $347,500, up 12.16%, with a $319,900 median list price on active homes. Homes took 25 days, up 19%, and inventory climbed almost 23% to 5.40 months. Sellers still got 99.7% of asking.

That 12% price jump is a mix effect, not a broad gain. RPR’s median estimated property value for 31308 actually fell 1.1% over the month and 2.1% over the year. The more meaningful number is the inventory. At 5.40 months, Ellabell sits inside the balanced band, and it is the only part of the Bryan County housing market where a buyer has both choices and time. Hyundai’s plant in Ellabell is adding a second evening shift starting in September and a third vehicle line, so demand there is not going away. Supply simply got ahead of it this month.

The Bottom Line on the Bryan County Housing Market

Bryan County had its strongest and fastest closing month of the past year, and at 3.83 months of inventory it stays firmly on the seller’s side. But the county headline is a Richmond Hill headline. If you are buying, where you look determines what leverage you get: Richmond Hill will ask you to be ready before you tour, while Ellabell will give you room to think. If you are selling, price to your ZIP code, not to the county average.
