The Bulloch County housing market got bigger on both sides in August 2026. In fact, 108 homes closed, up from 100 in July, while active listings climbed to 406, the highest count on the 12-month chart. More sellers listed, more buyers bought, and as a result inventory barely moved. Here is what that looks like area by area, using RPR Market Activity Report data for August 2026.

August 2026 Bulloch County Housing Market: Quick Stats
| Area | Med. List | Med. Sold | Days on Market | Inventory | Sold | Sold-to-List | Market Type |
|---|---|---|---|---|---|---|---|
| Bulloch County Overall | $303,873 | $304,900 (-3.5%) | 21 | 4.32 mo | 108 | 98.3% | Seller’s |
| Statesboro | $295,200 | $311,450 (+0.14%) | 22 | 4.19 mo | 92 | 98.8% | Seller’s |
| Brooklet 30415 | $435,000 | $305,500 (-15.14%) | 38 | 3.43 mo | 6 | 95.5% | Seller’s |
| Portal 30450 | $459,900 | N/A | N/A | 5.50 mo | 2 | N/A | Balanced |
Brooklet (6 sales) and Portal (2 sales) are small samples. Interpret those figures with caution. As a yardstick, under 5 months of inventory leans toward sellers, 5 to 7 months is balanced, and over 7 months leans toward buyers.
The Bulloch County Housing Market Overall
The median sold price was $304,900, down 3.5% from $315,950 in July. Meanwhile, the median list price on active listings was $303,873, homes took a median of 21 days to sell (up from 19), and sold-to-list came in at 98.3%. Inventory finished at 4.32 months, which RPR reads as a seller’s market.
However, that price decline is not a value decline. RPR’s median estimated value for Bulloch County rose 0.3% in August to $284,980, and over 12 months it is down only 0.7%. When the sold price falls while the estimated value rises, what moved is the mix of homes that closed. The forward indicators agree, too: 199 new listings (+19.2%) and 108 new pendings (+17.4%). Finally, on August 13 the Bulloch County Board of Education adopted a full rollback millage rate of 10.125 mills, down from 10.400.
Statesboro
Statesboro’s median sold price was $311,450, up 0.14%. The median list price was $295,200, days on market moved from 17 to 22, inventory was 4.19 months, and 92 homes closed, up from 84. In addition, sold-to-list improved to 98.8%, the strongest of the four areas.
In other words, 92 of the county’s 108 sales happened here, so a Bulloch County housing market number is largely a Statesboro number. The real move was supply: 173 new listings in one month, a 32.1% jump, with 90 going under contract. Rising sold-to-list alongside rising inventory says buyers are still paying close to asking for the right house. Georgia Southern opened the fall semester August 19 with a projected record enrollment of more than 33,900 students, according to the university’s own figures.
Brooklet 30415
Six homes closed in Brooklet, a thin sample. The median sold price of $305,500 is down 15.14% from $360,000. However, RPR’s estimated value for Brooklet is $324,780, down half a percent for the month and half a percent for the year. In short, six closings moved the median; nothing moved the value.
What is real: sold-to-list fell to 95.5%, the lowest of the four areas and down 4.5 points in a month. Days on market improved to 38 from 42, and inventory is 3.43 months, the tightest in the county. Meanwhile, the median list price on active listings has been $435,000 for 12 straight months. In February, the county school board and the city also agreed to connect three Southeast Bulloch schools to Brooklet’s municipal water and sewer.
Portal 30450
Two homes closed in Portal, up from zero in July. At that volume RPR does not publish a median sold price, days on market or sold-to-list, so those read N/A rather than a misleading figure. Inventory is 5.5 months on 11 active listings, which places Portal in the balanced band.
Of course, Portal’s $459,900 median list price is up 15.26%, but that is eleven listings and it is not a read on how expensive Portal is. By RPR’s estimated value, Portal’s price level is $205,260. It remains a lower-priced rural market.
What’s Coming to the Bulloch County Housing Market
First, the county’s moratorium on residential rezoning applications, imposed 6-0 in February and extended 5-0 in May, runs through December 31, 2026, while the county builds a development impact fee ordinance. Commissioners took public comment on the draft August 5, and it has not been adopted. Second, on September 1 commissioners voted 4-3 against an outright data center ban; that moratorium also runs through December 31, with a 21-member citizen working group now studying it.
The Bottom Line on the Bulloch County Housing Market
The Bulloch County housing market added inventory and added closings at the same time, and value held even as the median wobbled on mix. Statesboro is carrying the county. Brooklet is the tightest market, yet sellers there are negotiating. Portal is the loosest, on almost no volume. And with new residential rezonings frozen through year end, the supply growth is coming from land that was already approved.
