Bulloch County Housing Market Update – July 2026: Statesboro, Brooklet & Portal

The Bulloch County housing market did two things at once in July 2026, and most headlines will only tell you about one of them. Homes sold faster than they have in a year, and at the same time there were more homes for sale than at any point in five years. Here is what that actually looks like, area by area, using RPR Market Activity Report data for July 2026.

Brooklet (12 sales) is a small sample, and Portal had no closed sales in July. Interpret those figures with caution.

The Bulloch County Housing Market Overall

The median sold price was $313,450, up 5.82% from June, and homes went under contract in a median of 19 days, down 24%. Sellers collected 98.2% of asking. Months of inventory rose to 4.24, up 12.5% for the month and 13.1% over the year, with active listings reaching 386. That combination, speed plus supply, is what makes this month unusual. And a note of caution on the price jump: RPR’s median estimated property value for the county actually slipped to $284,000, down 1.13% over twelve months, and the median sold price is down about 2% year over year. A one-month spike in the median usually reflects which homes closed, not a broad move in value.

Statesboro

Statesboro was the fastest market in the county at 17 median days on market, down more than 43% from June. The median sold price was $310,000, up 5.55%, with 83 sales and 98% of asking. But sales fell from 100 in June while active listings climbed to 303 and inventory reached 3.94 months. The read: correctly priced homes are moving in under three weeks, and everything else is accumulating. Statesboro’s estimated property value, $277,680, is down 1.63% over twelve months.

Brooklet 30415

Brooklet posted a $332,500 median sold price, up 11.8%, with 100% of asking and 3.71 months of inventory. Only 12 homes closed, which is a thin sample, so treat that percentage carefully. The supporting data says so too: RPR’s estimated value for 30415 was essentially flat at $326,270, down 0.39% for the month, and the median sold is down 30% from three months ago. Median days on market rose from 12 to 45. Brooklet is a patient market that still pays full price, with a $435,000 median asking price signaling that the upper end is what sits.

Portal 30450

Portal recorded no closed sales in July 2026, so there is no median sold price, no days on market and no sold-to-list ratio for the month. Inventory rose to 6.00 months, up 20% for the month and triple a year ago, making Portal the only balanced market in Bulloch County. The median asking price of $399,000 across just 12 active listings is not a read on Portal’s price level; RPR’s median estimated property value there is $208,470, and that figure is up 3.6% over twelve months, the strongest year-over-year gain in the county.

The Bottom Line on the Bulloch County Housing Market

The Bulloch County housing market is not softening so much as it is normalizing. Homes that hit the market at the right number still sell in about three weeks and close near asking. What has changed is that buyers now have the widest selection they have had in five years, and the underlying value estimates have stopped climbing. For sellers, that means pricing to today’s data rather than last summer’s. For buyers, it means the negotiating room that disappeared in 2021 is quietly coming back, especially in Portal and at Brooklet’s upper end.
