West Chatham County Housing Market: August 2026 Update

The West Chatham housing market ran at two speeds in August 2026. Bloomingdale homes sold in a median of 26 days. Port Wentworth took 91. Same county, same month, same interest rates — and a three-month gap in how long it took to reach the closing table. That gap is the most useful thing in the August numbers, because it is exactly what a county-wide average hides.

Countywide, Chatham County posted a median sold price of $351,000, down 3.84%. Days on market landed at 43, inventory at 5.04 months, and 337 homes closed at 97.5% of asking. Inside West Chatham the spread was far wider: 26 to 91 median days on market, and $314,625 to $450,000 in median sold price. Use this scale when you read any inventory figure. Under five months favors sellers, five to seven months is balanced, and over seven months favors buyers.

The West Chatham Housing Market at a Glance

Five areas, five different speeds. Each one below carries its own numbers and the local news shaping them.

Pooler (31322)

Median sold price came in at $390,000, up 6.85% month over month, against a median list price of $375,000. Homes took a median of 64 days to sell, with 4.45 months of inventory and 39 closings at 98.8% of asking. Sellers are getting their price in Pooler. They are simply waiting longer for it. With 249 active listings, buyers can compare condition and price across a deep inventory before they commit.

Pooler also had a busy August. Two grants landed: $800,000 from Georgia DOT to design a trail connecting Rogers Street Park to the Recreation Complex, and $1.9 million from FEMA for a citywide stormwater master plan. In July the council postponed action on The District. That is a 116-acre mixed-use proposal that would add up to 1,060 multifamily units, and planning staff recommended denial over density and traffic.

Port Wentworth (31407)

Median sold price held essentially flat at $330,095, with a median list price of $323,000 and 32 closings at 98.5% of asking. Days on market stretched to 91, the longest in West Chatham, even as inventory tightened to 4.61 months and new listings fell more than 40%. This is the county most affordable entry point. Along with Bloomingdale, it also holds most of West Chatham new construction, so the longer timeline reflects build and financing schedules more than weak demand.

The city is adding amenities in the meantime. The Vystar Pavilion, a 5,200-seat covered amphitheater within the $48 million Anchor Park development, opened August 1. In July the council approved the Massa Center. It converts the former China House on South Coastal Highway into a takeout restaurant, retail and office space, four studio apartments and a rooftop bar and grill.

Savannah Midtown and Garden City (31405)

The highest-priced area on the list, with a median sold price of $450,000 against a $399,950 median list. Homes moved in 39 days, down more than 15% from the prior month, with 4.19 months of inventory and 39 closings at 97.6% of asking. Renovated midtown and historic homes are driving that median. Unrenovated inventory is what sits.

Two changes here affect monthly cost rather than purchase price. Garden City adopted a 7.581-mill property tax rate in July, up from 4 mills, after discontinuing its separate fire-protection fee. Roughly 1,000 of the city 1,700 residential properties pay less overall, while about 717 pay more, averaging $146 a year. In August the City of Savannah also approved a $137.6 million water and sewer bond. It is part of up to $357.5 million authorized over three years, with roughly 7% annual rate increases planned through 2029.

Savannah Southside (31419)

Southside Savannah posted the tightest inventory in West Chatham at 3.75 months, down nearly 11% in a single month. It also carried the highest sales volume of the five ZIP codes at 51 closings. Median sold price rose 4.48% to $329,000 while the median list price eased to $329,900. Sold prices climbing as asking prices ease is a clear sign of competition for available homes.

The area is getting new amenities too. The city awarded a $9.8 million contract for the 17,000-square-foot Windsor Forest Community Center, which will include a gym, multi-purpose rooms and fitness space. In July it annexed roughly 123 acres along Fort Argyle Road for the Argyle Grove mixed-use development, with a 50-foot buffer around existing residences.

Bloomingdale (31302)

The fastest market in the county at 26 median days on market, down nearly 41% month over month, and the only balanced one at 5.50 months of inventory. Median sold price was $314,625 against a median list price of $358,643. That gap of more than $44,000 reflects a wide spread between what is listed and what is actually clearing. Bloomingdale and Port Wentworth carry most of the county new construction, which widens the range further. Correctly priced homes are selling in under a month.

On August 20 the Bloomingdale council unanimously approved a six-month moratorium on data centers running through February 16, 2027. It halts rezonings, special permits, land-disturbance permits, building permits and business licenses tied to data centers while the city studies the effect on local power and water.

What Is Coming to the West Chatham Housing Market: Four Data Center Moratoriums

The clearest countywide story of the month is one most buyers have not connected. Four West Chatham governments acted on data centers within ten weeks of each other. Garden City went first on June 15 with a six-month moratorium to study electrical demand, water consumption, noise and land use. Bloomingdale followed on August 20 with its own six-month pause.

The City of Savannah adopted a 155-day moratorium on August 27. It covers any data center requiring 10 megawatts or more, plus conversions of warehouses larger than 200,000 square feet. Mayor Van Johnson put it plainly: the city needs to set the rules for Savannah before the market sets them for Savannah. Chatham County took a first reading on a moratorium for unincorporated areas the following day. Port Wentworth had already adopted a data center ordinance in December 2025, with 55-decibel noise limits and 300- to 500-foot residential setbacks.

This belongs in a housing report for a simple reason. Data centers compete for the same three resources housing needs: land, electrical capacity and water. Savannah staff are expected to return with proposed regulations around mid-January. That is a date worth watching if you own land in West Chatham or are buying near an industrial corridor.

Bottom Line: The August 2026 West Chatham Housing Market

The West Chatham housing market is not one market. It is five, and in August 2026 they were separated by 65 days of selling time and $135,000 of median price. The five ZIP codes covered here accounted for 193 of the county 337 sales, more than half of everything that closed in Chatham County. Every area here saw its months of inventory fall month over month even as the county eased toward balance. Active listings dropped 4.7% to 1,954 and new listings fell 19.1%. Supply and demand are cooling together.
