West Chatham County Housing Market: September 2026 Update

The West Chatham housing market slowed its clock in September 2026. Chatham County closed 297 homes, down from 364 in August. Here is how each West Chatham ZIP code looked.

Every figure below is September 2026 data from RPR, the Realtors Property Resource.

September 2026 West Chatham Housing Market: Quick Stats

Closings fell in all five West Chatham ZIP codes, by 11% to 22%. Days on market rose in four of the five. Only Port Wentworth got faster. Under five months of inventory leans toward sellers, five to seven is balanced, and over seven leans toward buyers.

The West Chatham Housing Market by ZIP Code

Pooler (31322)

Median sold price was $394,500 on 32 closings, down from 41. Days on market rose from 64 to 76 and inventory is 4.81 months. RPR’s estimated value is $338,970, down 5.47% in a year, so the sold price reflects which homes closed, not a jump in values.

On September 21, Pooler City Council postponed a vote on The District, a proposed mixed-use development of up to 1,060 apartments plus retail, restaurants and hotels, on 116 acres along Pooler Parkway and Pine Barren Road. Council wants the city’s traffic consultant to review the developer’s revised traffic study first. It has not been approved.

Port Wentworth (31407)

Median sold price was $316,250 on 29 closings. Days on market fell from 89 to 51, and pending sales rose 24.1% to 72, the biggest increase in West Chatham. Inventory is 4.27 months. RPR’s estimated value is $332,610, up 2.42% on the year, so the lower sold price is a mix of homes, not a falling market.

On September 17, city council announced that the Fire Department earned an ISO 2 rating. ISO rates fire protection from 1 to 10, with 1 the best, and insurers may use it when pricing homeowners policies.

Savannah (31405)

Median sold price was $443,500 on 34 closings. Sold-to-list of 97.2% is the lowest of the five ZIP codes, and new listings rose 15.1% to 61. Inventory is 4.02 months. The typical home closed almost 3% under asking, and new pendings fell 7.1% to 39, so more homes are coming on than going under contract.

On September 10, Savannah City Council voted down the housing toolkit, zoning changes that would have allowed more townhouse and apartment types in more districts.

Savannah (31419)

Median sold price was $345,000 on 49 closings, the most of any ZIP code here. Inventory is 3.86 months, the tightest in West Chatham, yet days on market jumped from 42 to 62. Tight supply did not make homes sell faster.

Construction began July 7 on the $9.8 million Windsor Forest Community Center. The city expects it to open in late 2027.

Bloomingdale (31302)

Median sold price was $328,125 on 28 closings. Days on market rose from 25 to 38, and inventory fell to 4.96 months from about 5.5. New pendings fell 32.4% to 25, so expect a light closing count next month. Last month Bloomingdale was the only balanced ZIP code in West Chatham.

In June, Bloomingdale and Savannah amended their water service agreement, allowing Bloomingdale to serve a larger area with Savannah water. It is a utilities step, not a housing approval.

Chatham County Overall

Median sold price was $360,000, within $100 of RPR’s estimated value of $359,900. New listings rose 8.3% to 587 while new pendings fell 2.7% to 365. At 5.09 months, the county sits right at the line between seller-leaning and balanced. RPR still reads seller’s because it also weighs days on market and sold-to-list. Pending sales overall rose 8.6% to 529, a mildly better sign for next month.

What Is Coming to the West Chatham Housing Market

West Chatham housing market — Pooler, Port Wentworth and Savannah neighborhoods, September 2026

On September 11, county commissioners approved a 155-day moratorium on data centers of 10 megawatts or more and on converting warehouses of 200,000 square feet or more to data center use. It runs through February 16, 2027, and Savannah has a matching moratorium. On September 25, commissioners unanimously approved changes to the short-term rental rules. A moratorium is a pause, not a ban, and neither decision changes the homes for sale today. If you are buying an investment property in unincorporated Chatham, read the final ordinance first.

Bottom Line: The September 2026 West Chatham Housing Market

Closings fell in all five ZIP codes, and buyers gained time, not choice. Use the clock in your ZIP code, not the county average, when you price or make an offer.
