What Is a VA Loan?
This VA loan Q&A with Mallory McGee covers the questions veterans, service members and surviving spouses ask most when buying a home in Georgia. Who Is Eligible for a VA Loan?
VA loans are available to eligible veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses who meet service requirements.

Do VA Loans Require a Down Payment?

What Are the Benefits of VA Loans?
VA loans may offer:
-
No required down payment
-
Competitive interest rates
-
No private mortgage insurance (PMI)
-
Flexible credit guidelines
Who Should Consider a VA Loan?
VA loans are a strong option for buyers who qualify and want to minimize upfront costs while securing long-term affordability.
To get started, you'll need a Certificate of Eligibility, often called a COE. It shows the lender that you have VA loan entitlement. Many lenders can request it for you online, so it's usually a quick step.
Most VA buyers pay a one-time VA funding fee, which can be paid at closing or added to the loan amount. Some buyers are exempt, including veterans who receive VA disability compensation. Your lender can tell you whether the fee applies to you and how much it would be.
Like other government-backed loans, VA loans are for a primary residence. The home must also pass a VA appraisal, which confirms the value and checks that the property meets the VA's minimum property requirements for safety and soundness.
A VA loan is not a one-time benefit. Many veterans use their VA loan benefit more than once over their lifetime, for example after selling a home and paying off the original loan.
Sellers can help, too. VA buyers can ask the seller to pay some or all of their closing costs, and that request can be part of the offer we write together.
If you are a veteran, active-duty service member or surviving spouse thinking about buying in Savannah, Effingham County, Bryan County or nearby, start with a pre-approval from a lender who works with VA loans often. I'm glad to help you take that first step and find the right home.
