- Cobblestone Village — Savannah. Final Opportunities. Located off Bush Road near New Hampstead. Zero inventory currently listed, two homes under contract as of late May 2026. Express Series, 1,475–2,360+ sq ft. New Hampstead K-8 and New Hampstead High School both 2.7 miles.
- The Pines at New Hampstead — Bloomingdale / Savannah. New Phase Now Selling. 26 homes available starting in the high $270s. Tradition Series (a step above Express in finish and amenity package). Master-planned community with golf cart trails, ponds, and planned village shopping. Same school zone as Cobblestone Village.
However, pricing, incentives, and inventory move fast on new construction. The “Special Interest Rate” badges on multiple homes look attractive but the actual rate and qualifying terms aren’t published on the builder’s site — call the sales office or have me confirm before scheduling a tour.
What Makes West Chatham Different
For instance, if you’re comparing West Chatham new construction to the other Coastal Georgia counties, three structural factors set this area apart:
- Commute to the major employers. Gulfstream, Hyundai Metaplant, Hunter Army Airfield, the Port of Savannah, Tanger Outlets, and the airport all sit within 10–25 minutes.
- Chatham County school zoning. Specific zones depend on the community — Rice Creek (Rice Hope) and New Hampstead K-8 / High (Cobblestone, The Pines) are the two relevant zones for these three Horton communities. Both rank among the higher performers in the West Chatham corridor.
- Anchor Park development. A $30 million sports and entertainment complex is being built near Rice Hope, including an ice rink, amphitheater, and multi-use fields. That changes the long-term lifestyle and resale picture for the Port Wentworth side.
