Bryan County — anchored by Richmond Hill — sits 20 minutes south of Savannah on the way to Ft. Stewart (see Fort Stewart). It’s a tighter market than the other three counties I cover (smaller footprint, less new construction inventory), but the Richmond Hill school district consistently ranks among the strongest in coastal Georgia, and the military commute plus Hyundai Metaplant access have driven steady demand here.

Notably, DR Horton is entering Bryan County for the first time with one community in development:
- The Harbor — Richmond Hill. Coming Soon. DR Horton’s first Bryan County community. Tradition Series product line. Pricing, floor plans, and square footage not yet published. Amenity package includes a community pool, pavilion, pickleball courts, sidewalks, and the standard Home Is Connected smart home technology. Richmond Hill Elementary (PK-5), Richmond Hill Middle, and Richmond Hill High School all under 5 miles from the community address at 259 Port Royal Road.
For context, “Coming Soon” means the sales office isn’t yet active — but if you’re seriously considering Bryan County new construction, joining the early-interest list is the right move. What Makes Bryan County and Richmond Hill Different
- Ft. Stewart proximity. Richmond Hill is the closest community to Ft. Stewart with a developed school system and retail base. For active-duty and military families, this matters — and it makes VA loans the dominant financing path here. Confirm VA eligibility per community at contract.
- Richmond Hill schools. Bryan County School District (Bryan County Government) consistently ranks among the top public school systems in coastal Georgia. The three Richmond Hill zone schools (Elementary, Middle, High) are a core part of the resale demand pattern.
- Smaller market, tighter inventory. Bryan County doesn’t have the multi-builder saturation of Chatham or Effingham. Fewer choices, but also less price-cutting volatility and more durable property values long-term.
