Bulloch County (Bulloch County Government) — centered around Statesboro — is where the most affordable new construction in Coastal Georgia is clustered right now, and where DR Horton has the densest cluster: four communities in or near downtown Statesboro, including the lowest starting prices in their entire Coastal Georgia footprint. Georgia Southern University (see Georgia Southern University) is the local anchor, and the new Hyundai Metaplant is 30 minutes away — DR Horton’s own copy calls out the projected 8,000 jobs that plant will bring to the region.

DR Horton Communities in Statesboro
- Stockyard — Statesboro. Now Selling. 23 homes available, starting from $249,990 (the lowest starting price in DR Horton’s 12-community Coastal Georgia footprint). Mixed townhomes and single-family. Express Series, 8 floor plans, 1,473+ sq ft. Statesboro STEAM Academy 1.5 miles, Statesboro High 2.3 miles, William James Middle 2.5 miles.
- Holly Oaks — Statesboro. Now Selling. 11 homes available starting from the $256s. Express Series, 8 floor plans, 1,249+ sq ft. Sallie Zetterower Elementary (Pre-K-5) less than a mile away. DR Horton’s own marketing highlights the 30-minute commute to the Hyundai Metaplant.
- Fernhill Farms — Statesboro. Now Selling. 6 homes available starting from the $321s. Tradition Series (the move-up tier). 80-lot small community with a premium spec list: natural gas service, tankless Rinnai water heaters, premium gas appliances, HardiePlank siding. Five miles from Georgia Southern.
- Fairhaven — Statesboro. Coming Soon. 57-lot Tradition Series community with larger lots and 3-car garage options (the only DR Horton community in Coastal Georgia currently offering 3-car garages). USDA-eligible with 100% USDA financing — a rare advantage in this batch. Four miles from Georgia Southern.
For quick context: Stockyard offers the lowest entry price. Holly Oaks is a small step up. Fernhill Farms is the move-up pick. Fairhaven is the future — Coming Soon with USDA financing. Each one sits in its own school zone, so the right pick often depends on where your kids go to school.
What Makes Statesboro Different
- Lowest entry point in Coastal Georgia. Stockyard from $249,990 and Holly Oaks from $256k are meaningfully below anything available in Chatham, Effingham, or Bryan. For first-time buyers, military, and Georgia Southern faculty/staff, that pencil-test matters.
- Georgia Southern closeness. The University is the largest employer in the area outside healthcare, and the student rental demand creates a parallel investment-property angle that doesn’t exist as strongly in the other three counties.
- Hyundai commute corridor. 30 minutes from the Hyundai Metaplant via I-16. Workers at the plant who don’t want to live in Chatham or Effingham are increasingly looking at Bulloch as the alternative.
- USDA financing. Parts of Bulloch County qualify for 100% USDA financing — no down payment for eligible buyers. Fairhaven calls this out explicitly, but other communities may qualify too. Always verify at contract.

In short, Statesboro is a value play. You get new homes, top schools, and easy commute paths. The trade-off? You drive 30 minutes to most jobs. For many buyers, that math works. For others, the longer drive is the deal-breaker. Either way, we run the numbers before you tour.
Working With Me On a Statesboro New Build
By contrast, the setup is the same as the other counties — the builder’s sales rep works for the builder. I work for you. Contract review, lot premium analysis, phase walkthroughs at framing and pre-drywall, closing-day deficiency list, and post-close warranty advocacy cost you nothing because builder commissions are baked into the home’s price whether you have help or not.
