Smith Family Homes is exactly what the name says: a family business. Lamar Smith started developing communities in 1992 and began building homes in 2009, and his son Steven took over as president in 2021. They are known for build quality, with standard features like spray foam insulation, Typar house wrap, and AdvanTech subflooring, plus granite or quartz countertops and luxury vinyl plank flooring. They currently advertise a fixed rate as low as 4.99% on select quick move-in homes.
West Chatham: Smith Family Communities
Here is the active Smith Family lineup as of June 2026. New construction pricing and incentives move quickly, so confirm current numbers before you tour.
- Camden Crossing (Savannah and Bloomingdale, ZIP 31302). Active. From about $384,900, with larger plans running up to roughly 4,161 sq ft (from about 2,285 sq ft). Located off I-16 with easy access to downtown Savannah and Pooler.
- Savannah Highlands (Savannah, ZIP 31407). Active. From about $308,900, from about 1,495 sq ft. A growing community on the west side of Savannah.
Note: Camden Crossing and Savannah Highlands are large master communities where more than one builder is active, so you may see other builders selling there too. I can help you compare them side by side.

You get a builder that is big enough to deliver good included features, but small enough that the family name is on the line with every home.
