Mungo Homes is a large Southeast builder that is new to the Coastal Georgia market. As of June 2026, Mungo builds in two of the four counties I cover: Effingham (Springfield) and Bulloch (Statesboro). This page is the cross-cut: every active Mungo community in the area, with status and starting prices.
Who Mungo Is
Mungo Homes has been building in the Southeast for decades and runs its Georgia coastal communities out of its Beaufort and Savannah division. They are known for a wide range of floor plans, real personalization at the design studio, and amenity-rich neighborhoods. For buyers in Effingham and Bulloch, Mungo is a fresh option with new communities that have plenty of homesites still available. As with most large builders, the best advertised pricing is usually tied to using their preferred lender.

Bulloch County: Mungo Communities
- The Outpost (Statesboro, Bulloch County). Now Selling. Mungo’s first Statesboro community, a boutique neighborhood of only 30 homesites. From the low $300s, with homes roughly 1,383 to 2,800+ sq ft, minutes from Georgia Southern University. Amenities include a swimming pool, covered pavilion, walking trails, and a fitness center.
About These Areas
Springfield is the county seat of Effingham, one of the fastest-growing counties in the region, with strong schools and an easy drive to the Highway 21 corridor and the Hyundai Metaplant jobs. Statesboro is a college town built around Georgia Southern University, so it draws students, staff, and families, plus buyers who want a lower price point than Chatham County. Both markets are growing, and Mungo is one of the newer national names planting a flag there.
How I Help Mungo Buyers
What I bring to a Mungo buyer: contract review before you sign, lot premium analysis, comp data against nearby resale homes, walkthroughs at framing and pre-drywall, a closing-day deficiency list, and warranty help on your month-6 and month-11 items. If a promotional rate or quick-move-in incentive is on the table, I will help you read the fine print before the deadline.
One thing worth knowing: builders like Mungo tie their best pricing to using their preferred lender. Having me represent you costs you nothing (the builder pays the co-op commission either way) and puts someone on your side of the table.
