In fact, the county closed 116 homes last month, and Richmond Hill alone accounted for 106 of them, about nine out of every ten sales. Meanwhile the north end, around the Hyundai Metaplant, is a smaller but faster market on the rise.

The Bryan County Housing Market at a Glance

County-wide, the median sold price was $430,000, down 3.4% from April, against a $450,000 median list price. However, that number is really Richmond Hill wearing a county badge, because Richmond Hill made up 91% of sales. Homes sold in a median of 46 days, inventory sat at 6.16 months, and sellers collected 98.5% of asking. Of course, demand here is structural. In fact, Bryan County’s population grew more than 70% from 2010 to 2025, the fastest rate in Georgia, driven largely by the $7.6 billion Hyundai Metaplant.

Richmond Hill (31324): The Engine

Richmond Hill posted a $439,000 median sold price, down just 1.8%, with 42 days on market, 6.11 months of inventory, and 106 closings. Powered by master-planned communities like Waterways, Wexford, and McAllister Pointe, it is one of the busiest single markets in Coastal Georgia. For buyers, that means real choice, however homes still move in 42 days at 98.5% of asking, so come pre-approved. For sellers, the buyer pool is the deepest in the county, but buyers are comparing you to brand-new construction, so condition and price have to be sharp. In February 2026, the Development Authority of Bryan County ended talks with Westwin Elements over a proposed nickel refinery after strong resident opposition, a signal that the community wants managed, residential-friendly growth.

Pembroke (31321): Small Sample, Big Caveat

Pembroke’s median sold price reads $309,275, up 61% from April. However, with only 7 closed sales this month, Pembroke is a thin sample, so interpret it with caution. In fact, one higher-priced sale can swing a median that small. Meanwhile the steadier signals tell the real story: 7 months of inventory, leaning buyer, and 59 days on market. For buyers, Pembroke is still affordable and patient today, but a second Hyundai supplier bringing roughly 1,500 jobs nearby is exactly what tightens a small market later. Ellabell (31308): Built Around Hyundai

Ellabell is the county’s most affordable ZIP at a $310,000 median, up 2%, and it posted the fastest sales in Bryan County by far at just 18 days on market. With only 9 closings it is also a thin sample on price, so treat the median gently. However, the speed is no fluke. The $7.6 billion Hyundai Metaplant sits right in 31308 and added the Kia Sportage Hybrid in June 2026. For buyers, homes near the plant sell quickly, so move fast and come pre-approved if you want the lowest entry price in the county. For sellers, proximity to the plant is your superpower, so lead with the commute.

The Bryan County housing market is really two markets in one. Richmond Hill is the high-volume, high-price south, where buyers have choice but homes still move fast.
