Some homes make you wait for the good part. This one starts working on you at the gate. 129 Palmetto Drive sits inside Silverwood Plantation, the gated community off Highway 21 in southern Effingham County, and the drive in runs past lakes and mature, tree-lined streets before you ever reach the driveway.
What you arrive at is a genuine one-level ranch, 2,705 square feet by the Effingham County tax assessor, three bedrooms, two and a half baths, and no stairs anywhere in it. Inside, the kitchen is where this house does its work: an oversized island with seating, double wall ovens and a full beverage bar. Outside, a two-car garage, an in-ground pool added in 2024, a 336 square foot screened porch, a covered gazebo set up as an outdoor kitchen, and a fenced yard bordered by mature trees.
The great room is the room people remember. It is sunken, it runs 408 square feet, and the ceiling vaults to fourteen feet over a floor-to-ceiling stone fireplace with a heavy wood mantel and a raised hearth. It is a gas fireplace, and the scale of the room is real rather than a trick of the camera.
The kitchen was built by people who host. There is an oversized center island with seating, double wall ovens with a microwave above them, glass-panelled barn doors on the pantry, a stone tile backsplash, under-cabinet lighting and a cushioned bay window seat with storage underneath. Off the island sits a full beverage center and wet bar: a beverage refrigerator, a separate wine refrigerator with wood racking, a coffee station and hanging stemware.
The primary suite sits on its own end of the plan with French doors to the porch, a double-vanity bath and a soaking tub set beneath arched windows. Two more bedrooms and a full bath sit on the opposite side. That is a split plan, which is unusual and welcome in a 1987 build.
There is one more room worth naming: a 135 square foot office opening directly off the great room. It is the flex space in this floor plan: an office, a nursery, a den. One caveat worth stating plainly: the septic system is approved for three bedrooms, so treat this room as flex space rather than a future fourth bedroom.
The pool went in during 2024, so a buyer here is not inheriting somebody else’s deferred maintenance. It is a rectangular in-ground pool with a wide concrete deck, sited in a fenced yard with woods behind it. The screened porch connects the house to it: 336 square feet, with a wood-plank ceiling, ceiling fans and room for a full seating group. Beyond it there is additional open decking, so you can chase the sun or the shade depending on the hour.
One detail that sounds small until August: the two-car garage has central air. Anyone who has tried to work in a Coastal Georgia garage in summer knows what that is worth.
Beyond the pool deck there is a covered gazebo set up as an outdoor kitchen, with a bar counter, two grills and festoon lighting under a solid roof. There is also a detached storage building, added in November 2024, for the mower and the yard equipment.
















Silverwood Plantation is a gated, covenant-governed community in Rincon, established in 1986 and amended eleven times since. The gate is automated and opens by card reader; that same card opens the fitness center and the tennis courts. Speed inside is posted at 20 mph, and 10 mph at the gate.
The clubhouse holds a great room, an aerobics room, a weight room, a sauna, a sheltered picnic area and grills, and it has a wheelchair lift. Outside it there is a playing field, a playground, a basketball court and two lighted courts striped for both tennis and pickleball. The fitness center runs on card-reader access with 24-hour surveillance.






There are three lakes in the community, including Silver Lake, which the association owns and maintains. Swimming and boating are not permitted in them. There is also the Silverwood Nature Trail, a wooded walking path through the back of the community. Golf carts are allowed if they are registered with the association and driven by a homeowner with a permit.
One detail that matters more than it sounds: the association maintains the streets. Silverwood accepted conveyance of the roads from the Effingham County Board of Commissioners, and the Eleventh Amendment requires every annual budget to reserve at least 12% for road resurfacing and another 12% for drainage. That is a community that has thought about what happens in year twenty.
The flip side of covenants is that they apply to you too. Architectural approval in writing is required before you build, fence, pave, or add a pool or an outbuilding; interior work is exempt. Boats, campers and motor homes may only be stored inside an enclosed garage. Rincon sits on Highway 21 in southern Effingham County, which puts this address roughly fifteen minutes from Savannah/Hilton Head International Airport and under twenty miles from Historic Savannah. It is also the residential side of a working industrial corridor: Georgia-Pacific, the Savannah Gateway Industrial Hub, Gulfstream and the Georgia Ports Authority terminals are all inside a reasonable commute, which is why Effingham has been absorbing Chatham County’s growth for a decade.

Verified against the Effingham County Board of Education’s own school-zone lookup for the 2026-27 term, 129 Palmetto Drive is zoned to Blandford Elementary School (4650 McCall Road, Rincon), Ebenezer Middle School (1100 Ebenezer Road, Rincon) and South Effingham High School (1220 Noel C. Conaway Road, Guyton). Bus service runs to all three. Attendance zones are redrawn from time to time, so confirm current assignment with the Effingham County School District before you make a decision on it.
