Effingham’s overall median sold price came in at $352,525, up 2.99% month over month. Additionally, days on market sat at 48, with 114 closed sales (up from 106 in the prior month) and 5.96 months of inventory. Notably, every individual ZIP in the county lands in the Balanced band, which is rare enough across four Coastal Georgia counties to call out. As a result, you can budget your offer or list strategy here without a moving target.
Rincon (ZIP 31326): The Effingham County Housing Market Workhorse
Specifically, Rincon is the workhorse of the county along the Hwy 21 corridor, serving as the bedroom community for anyone commuting into Pooler or downtown Savannah. Furthermore, the 5.35 months of inventory puts it right on the seller side of Balanced. In fact, the 36 closings is solid resale volume, second-highest in the county. However, median sold barely moved at +0.30%, which actually reinforces the point: Rincon is the price-discovery market for the rest of Effingham. When it moves, the rest moves with it.
Springfield (ZIP 31329): Thin Sample, Read Carefully
Meanwhile, Springfield is where you have to read the data carefully. For instance, the headline says median sold price jumped +23.94% month over month, but only 12 homes closed. Consequently, with a sample that small, one or two larger custom builds will move the median like a freight train. For example, look at days on market: 78 days. That is the highest in the county. In other words, that tells you Springfield is a slower-clearing market, not a market on fire. In contrast, inventory at 5.89 months is balanced. Therefore, the fundamentals here are calm, and only the headline number is loud.
Data caveat: With only 12 closed sales this month, ZIP 31329 represents a thin sample. Interpret these figures with caution and do not extrapolate the +23.94% median move into a trend.
Guyton (ZIP 31312): Where the Effingham County Housing Market Growth Is
In addition, Guyton is the growth corridor, the place where builders pushing west out of Rincon are landing. Notably, the 62 closings is volume leadership for the county, jumping from 48 the month prior. On the other hand, active inventory at 253 listings is heavy, sitting at 6.33 months. However, the +4.91% MoM sold price is real (this is not a thin-sample artifact) and reflects steady builder pricing power.
