Across Chatham County, months of inventory climbed to 6.02, up 11 percent from June, while the county median sold price rose almost 3 percent to $365,000. In short, more homes are coming to market, but prices are holding. Here is how each area looked, using data from RPR.

The West Chatham Housing Market at a Glance
Across the West Chatham housing market, the headline is a two-way split. Inventory is up almost everywhere, yet demand is holding, so four of five ZIP codes still read as seller’s markets while Bloomingdale has tipped to buyers. Still, your ZIP code matters far more than the county average.

Pooler (31322)
Pooler, the county’s largest market, posted a median sold price of $365,000, up about 6 percent, with buyers still paying 98.7 percent of asking. However, homes now take about 60 days to sell, and inventory rose to 5.07 months. Pooler remains one of the strongest corners of the West Chatham housing market, seller-leaning but clearly cooling. Nearby, a newly approved $4.4 million road project at Pooler Parkway and Pine Barren Road is preparing the west side for long-term growth.
Port Wentworth (31407)
June’s tightest market has loosened. Inventory jumped 20 percent to exactly 5.00 months, homes took 56 days to sell, and the median sold price eased to $330,000. Buyers still paid 98.7 percent of asking, so RPR keeps it seller-leaning, but the edge is thinner. Meanwhile, the Dermody logistics campus near the port continues to build, pointing to steady job-driven demand.
Savannah Midtown and West Side (31405)
Midtown showed a median sold price of $475,000, up nearly 20 percent, but that reflects the mix of homes that closed among just 48 sales, not a broad price jump. In fact, sold-to-list slipped to 96.9 percent and homes took 46 days, so buyers negotiated a little harder. With 5.38 months of inventory, RPR still reads this area seller-leaning. A city-approved adaptive reuse of the historic Habersham School into rental homes adds midtown supply.
Savannah Southside (31419)
The southside was the strongest seller’s market and the busiest, with 50 sales and homes selling in just 37 days. It is also the most affordable Savannah option at a $317,450 median sold price, up almost 6 percent. Inventory sat at 4.77 months, the only reading still under 5. Renewed, though not yet approved, plans for a Savannah Mall town center could support the southside over time.
Bloomingdale (31302)
Bloomingdale is the one part of the West Chatham housing market that has clearly tipped to buyers. Inventory jumped almost 39 percent to 7.84 months, giving buyers the most leverage in the county, while the median sold price eased to $330,170. Jobs are arriving along the I-16 corridor, including the Seoyon E-Hwa Hyundai supplier, but the city has paused new apartment and industrial rezonings over water and sewer capacity, a real supply-and-demand tension.
Bottom Line: July 2026 West Chatham Housing Market
West Chatham is five markets in one, and this month they point in two directions. Pooler, Port Wentworth, midtown 31405, and southside 31419 still favor sellers, though most are cooling as inventory rises. Bloomingdale favors buyers. If you are buying, more choices keep arriving, and Bloomingdale is your clearest opening. If you are selling, price to today and be patient.
