Estate homes on the golf course sit north of $700,000. Then there’s Hamilton Grove — the pocket where a well-kept 3-bedroom lands closer to $300,000. Same address, same amenities, very different number.

Buyers ask me about this constantly, so here’s the honest breakdown of what Hamilton Grove is, who it fits, and what you’re actually getting for the money.

What Makes Hamilton Grove Different From the Rest of Savannah Quarters

Savannah Quarters is Pooler’s flagship master-planned community, built around an 18-hole Greg Norman Signature golf course, with The Club at Savannah Quarters anchoring the amenity side — resort-style pool, fitness center, tennis, and a clubhouse with full dining.

The community isn’t one subdivision, though. It’s a collection of partner neighborhoods, each with its own builder, era, lot size, and HOA. Hamilton Grove is one of the more approachable ones: primarily 2005–2013 construction on manageable lots, mature landscaping that’s had two decades to fill in, and a modest monthly HOA.

The practical translation: you get the Savannah Quarters location and the mature streetscape without the estate-lot price tag. That’s the entire reason homes here move quickly when they’re priced right.

Home Styles, Sizes, and What They Run

Expect mostly two-story traditional and craftsman-influenced homes. The typical footprint:

  • Bedrooms: 3 to 4, with the primary suite usually upstairs
  • Size: roughly 1,600–2,400 sq ft
  • Lots: generally 0.15–0.25 acre — small enough to maintain on a Saturday morning, big enough for a real fenced backyard
  • Garages: one- and two-car attached
  • Build era: mid-2000s through early 2010s

Because these homes are now 15–20 years old, condition varies more than it does in new construction. That cuts both ways. Some have had HVAC, water heaters, and flooring replaced already — a real advantage over a builder-grade new build where those clocks are all still ticking. Others haven’t. This is a neighborhood where the inspection genuinely matters, and where a home with documented recent updates deserves a premium over one without.

Hamilton Grove homes carry their own property owners association dues — currently in the neighborhood of $60 per month — which is low by Pooler master-planned standards. That covers common area maintenance and the neighborhood’s shared upkeep.

Worth understanding clearly before you write an offer: the Hamilton Grove POA dues and membership at The Club at Savannah Quarters are separate line items. Golf, pool, and fitness access run through the Club, with its own membership tiers. Plenty of Hamilton Grove owners never join and are perfectly happy with the location alone; others treat the Club as the whole point. Neither is wrong — just know which one you are before you budget.

Schools, Commute, and Everyday Pooler

Savannah Quarters falls within the Savannah-Chatham County Public School System. Current zoning for this pocket runs West Chatham Elementary to West Chatham Middle to New Hampstead High School, with Pooler Elementary and several private options also in range. Attendance zones do change — verify current assignments with SCCPSS before you make a decision based on them.

The location is the quiet superpower here. You’re minutes from Costco, Publix, Lowe’s, Tanger Outlets, and the Pooler Parkway restaurant corridor. I-16 and I-95 access puts Savannah/Hilton Head International Airport, Gulfstream Aerospace, and the Georgia Ports terminals on a short commute, historic downtown Savannah about 20 minutes out, and Tybee Island inside an hour.

For anyone relocating for a job at Gulfstream or the ports, that commute math is usually what closes the deal.

Is Hamilton Grove Right for You?

It’s a strong fit if you’re: a first-time or move-up buyer who wants an established Pooler address without a new-construction premium; a relocating professional who needs airport and interstate access; someone who wants a fenced yard and a real neighborhood rather than a lot line six feet from your neighbor’s siding.

It’s probably not your fit if you’re: set on everything being brand new and under warranty; looking for a golf-course lot or an estate-sized parcel; or hoping to skip an HOA entirely.
